FPP Closes $52.8 Million Senior Loan for Kaia by Outdoor Citizen

Milwaukee, WI, USA – WEBWIRE

“We remain focused on structuring our projects to provide proper security to protect investors,” said Dan Wycklendt, President of FPP. “This first mortgage lien provides the EB-5 fund rights to the property, making it an even more appealing investment for foreign investors seeking U.S. Permanent Residency through the EB-5 Visa Program.”

FPP, a leading global EB-5 fund manager, announces the successful closing of its senior loan agreement to rural, I-956F-approved project, Kaia by Outdoor Citizen. This agreement secures a first deed of trust on the property and a guarantee of completion.

A senior loan, with a first deed of trust, is the most secure position in a capital stack. Senior loans have repayment and debt service payment priority over (in order from least risky to most risky) a mezzanine loan, preferred equity, and equity, providing the first claim on the property and its cash flow. The senior loan has the right to foreclose on the property, if the borrower defaults on the loan.

The Kaia project previously received Form I-956F approval; a significant EB-5 program milestone that validates the project’s compliance with USCIS requirements. Moreover, Kaia’s designation as a Rural Targeted Employment Area (“TEA”) allows investors to benefit from the reduced $800,000 investment threshold and priority processing.

With financing in place, Kaia is poised to continue to build on significant interest from international investors. With the combination of I-956F approval and secured funding, the Kaia project is positioned to proceed at an accelerated pace, with investors benefiting from faster I-526E processing.
