The glamorous, the quirky, and the budget-friendly: New hotels transforming London in 2025
London, home to a mix of glamorous, budget-friendly, and globally recognisable hotels – many would already rank the capital as #1 when it comes to travel accommodation. An influx of world-class hotels to the city hit full speed in 2024, with 25 new hotels opening this year, adding another 2,700 rooms to London’s stock. There are no signs of this abating next year, where 60 projects are set to open – adding 6,150 more rooms to London’s supply [AM:PM].
Here are some exciting hotels set to call London home in 2025:
Central London is predictably claiming the lion’s share with Covent Garden set to welcome three hotels alone:
Investment group Imbiba will open House of Gods on Blank Street. The group’s first London hotel, the 65,000 square feet site that boasts 78 bedrooms, as well as a rooftop bar, music venue and events space. The music setting will be an Amazing Grace music space with it being managed by Camm & Hooper.
Opening on Wellington Street in late 2025, The Other House will open its second property, following the success of its South Kensington location which opened in 2022. The landmark property is made up of seven separate historic buildings, including a former rectory and inner glazed atrium. The space will offer the brand’s signature Club Flats alongside a destination bar, casual bistro, and a rooftop bar. A private Members’ Club will also offer a restaurant and bar, a wellness centre, and hi-tech gym.
ERGON
Last but not least for Covent Garden, Greek food and hospitality brand ERGON have announced plans to debut their first hotel location outside Greece. The group is set to open a boutique hotel within a listed building in the Covent Garden district in 2025, offering 20 guest rooms, a fitness suite and rooftop restaurant with alfresco terrace.
Elsewhere in the heart of the city, iconic buildings will finally open their doors as hotels for the first time, after years of well-documented transformation:
Housed in the Grade II listed, former U.S. Embassy on Grosvenor Square, The Chancery Rosewood is set to be reimagined by British architect Sir David Chipperfield as a new retail destination and hotel. Opening in later summer, the 139-room space will also house five restaurants, six retail units, a spa, and a ballroom accommodating up to 750 guests.
Not to be outdone, The Grade 1-listed Palladian-style Cambridge House at 94 Piccadilly, which once welcomed the political elite and royalty, including Queen Victoria herself, will be reimagined as a 102-room hotel, launching in late 2025.
THE WHITELEY LONDON – A SIX SENSES HOTEL & SPA
Beloved former department store, Whiteleys, will at last become home to The Whiteley London – a Six Senses Hotel & Spa in early 2025. The hotel, wellness club and spa, marks the brand’s entry into the UK and will open with 110 guest rooms and suites.
It’s not just heritage properties being developed however. London will also welcome luxury and lifestyle properties catering to the freshest of modern tastes
DORSETT ALPHA SQUARE CANARY WHARF
Set in the sleek surrounds of London’s Canary Wharf, Dorsett Alpha Square will open its doors on the 1 April 2025. The 20-storey, 231-room hotel is part of a mixed-use development in the area, with a piazza-side cafe, restaurant, gym, and conference facility at the lower levels as well as a rooftop sky bar.
Dorsett Hotels’ second 2025 opening, Dao by Dorsett will open its doors towards the end of next year. The aparthotel, housed in the restored Grade II* listed Town Hall complex in Crouch End, will feature 68 serviced apartments. Many spaces will retain original architectural details, blended with modern comfort and contemporary finishes. The space will also offer an Art Centre with co-working spaces, a cinema, recording studios, three restaurants, a café, and a rooftop bar.
For modern art-lovers, the Newman Hotel, from Kinsfolk & Co will open in summer 2025. Each of the 81 rooms and suites will showcase a contemporary Art Deco aesthetic, with the hotel aiming to provide a new destination for the neighbourhood of Fitzrovia.
THE ZETTER BLOOMSBURY
Londoners and visitors alike will be awaiting the opening of Zetter’s newest Townhouse with bated breath. The group’s third London property, The Zetter Bloomsbury will open in mid-2025, a stone’s throw from the British Museum and promises to continue its design-led offer, leaning into a classic Georgian style, with 68 rooms. Expect claw-foot tubs, four-poster beds, and of course an elegant outdoor garden, restaurant and terrace.
It’s not all boutique options however, as some landmark hotel groups will be expanding in London in 2025, with some business and budget friendly options for all:
HYATT PLACE LONDON PADDINGTON
Location-wise, the Hyatt Place London Paddington boasts an enviable address at 29/23 Norfolk Square, just steps away from London Paddington Station. Opening early next year, the 87-room hotel is set to emerge from the conversion of the Norfolk Plaza Hotel, a 1970s-era hotel.
HYATT REGENCY LONDON OLYMPIA
Hot on the heels of the new Park Hyatt in Nine Elms, Hyatt is launching its second Regency property in London with the Hyatt Regency London Olympia. The 196-room hotel, complete with four meeting rooms, will be located on the redeveloped Olympia London exhibition centre site, directly connected to the convention centre and is scheduled to open in mid-2025.
CITIZEN M LONDON OLYMPIA
Also housed in the seminal Olympia London site, 2025 will see the launch of Dutch hotel group Citizen M’s fifth London hotel. Citizen M London Olympia will include 145 rooms, three meeting rooms, and a living room open to the public in the listed historic Apex room. Expect interiors from Amsterdam-based Concrete and furniture from Vitra, one of Citizen M’s long-term collaborators.
TRAVELODGE LONDON CHISWICK
Opening in February, Travelodge London Chiswick is a new-build property with six floors and 113 rooms, all featuring the group’s latest budget luxe design.
